The Grade 2 Listed Eaton House The Manor School, in Clapham, South London has undergone a £6m phased construction programme. Adams+Collingwood completed the green wall and covered play area in 2015. The recently completed second phase includes 10,000m2 of new school space including two dining halls, specialist science and design and technology classrooms, and two nursery classrooms. Working around the school’s timetable on a tight timescale, the client also had an ambition to be the most sustainable school in London.

Adams+Collingwood design solution avoids contact with, or alteration to, the listed building and we placed the new building on stilts, ensuring no playground area is lost. The whole construction of the new building was made through a side passage 1.2m wide with a crane to lift in heavy loads in school holidays only.

To meet the client’s environmental ambitions and achieve BREEAM rating of Excellent, we included photovoltaic cells on the roof, a rainwater harvesting tank below the playground which supplies grey water to the new and old buildings, a green external wall which is also watered from the tank, a heavily insulated fabric that also encloses part of the previously un-insulated existing building.

The new building was always going to be a tough ask to bring natural daylight and ventilation into a basement floor. Recognising the need to keep CO2 levels in classrooms under control to keep students and staff alert and attentive throughout the day, A+C are both meeting and surpassing minimum codes requirements (building regulations and building bulletins). Attention to detail has also been utilised with the interesting use of both natural and artificial light, these simple and inexpensive solutions have enhanced the pupils and staff’s experience of the building.
